SCREENING CRITERIA
Thank you for your interest in a property managed by Pacific Realty Management. To ensure a smooth application process, please carefully review the following screening criteria:

Application and Fee
Every applicant aged 18 and older must submit an individual application along with a non-refundable fee of $45. This fee fully covers the application processing costs. By applying, you waive any claim for damages should your application not be accepted. Alongside your application, you must provide valid ID and proof of income. You may also attach supporting documents before submission. -
Scoring Criteria:
Applications are evaluated on a point system based on rental history, income, employment, credit score, and criminal and eviction backgrounds. Inadequate qualifications may necessitate an increased security deposit. -
Credit Report:
Ensure your credit report is not frozen at the time of application processing; otherwise, you must reapply. A minimum credit score of 680 with a 2-year history is required. For group applications, all must exceed a score of 680; any applicant scoring below 500 will result in automatic denial. Non-resident co-signers need a score of 750+. -
Income:
Your total income must be at least three times the monthly rent. If combined income is below 2.5 times the rent, the application will be denied. Co-signers must have an income of five times the total rent. -
Debt to Income Ratio:
A debt to income ratio over 60% will lead to automatic denial. -
Residential History:
Be ready to provide three years of residential history and rental references. Open collections or evictions within the last five years, or a bankruptcy in the last three years, will also lead to automatic denial. -
Accuracy of Information:
Any false or misleading information provided can result in denial. -
No Smoking Policy:
Smoking, including tobacco and marijuana, is not allowed inside any of our rental homes. Marijuana, even where state law may differ, is prohibited under federal law. -
Residential History:
Be ready to provide three years of residential history and rental references. Open collections or evictions within the last five years, or a bankruptcy in the last three years, will also lead to automatic denial. -
Application Completion:
An incomplete application can cause delays. Processing is typically completed within 48-72 hours after receiving a complete application. -
Upon Approval:
You are expected to promptly sign the lease and pay the security deposit with certified funds to hold the property. -
Multiple Applications:
In the event of multiple applications for a property, all will be processed, and the highest scoring applicant approved. If you're approved but not selected, you can transfer your application to another property within 30 days without an additional fee.
